Quick drive to Sky Park or Snow Valley. Big Bear is only 45 min. away.

House Rules

1) These House Rules must be followed during the entire stay, including sending a message stating that "All guests agree to follow all house rules during entire stay." San Bernardino County now has a $1,000 minimum fine for any rule violations. If one of my neighbors reports or I find you violating any of these rules, there are no warnings and you will be required to pay $1,000 immediately via the Resolution Center. If you do not pay immediately, your reservation will be cancelled and you will be asked to leave the property within 1 hour. If you pay, but then have a second violation of any kind, your reservation will be cancelled immediately and you will be asked to leave the property within 1 hour. This is only done to protect the neighborhood and our permit.

2) Smoking: Per our listing, there is no smoking allowed inside. A $250 cleaning fee will be assessed if any smell of smoke is noticed upon checkout.

3) Partying: There is no partying allowed. Please be respectful of our neighbors by being quiet on and around the street.

4) Parking: We have 4 parking spaces. There is absolutely no off-site parking anytime. Info for all vehicles that will be on site at any time during the stay must be sent prior to check-in. This info includes: Year, Make, Model and License Plate No.

5) Guest limit: The permit allows a max. of 12 overnight guests. If there are more guests than what you reserved for, I will send an alteration request. There is a $22/guest/night cost for any guests over 5. If you have more than 12 people staying overnight, I will have to ask you to leave immediately with no refund. You can have more than 12 daytime guests as long as you do not have more than 4 cars.

6) Neighborhood: Please do not go on anyone else's property, including parking areas. The property across the street from our house looks vacant, but it is private property. Please stay off that property as well.

7) Trash: The lids on the trash cans snap on to keep critters out. Please make sure they are snapped on every time, especially at night. Please do NOT leave any trash out in bags. Animals will attack and spread it all over the driveway. Please put any full trash bags that don't fit in the trash cans on the back top deck. If you are staying over a Tuesday, please allow enough space for the trash collectors to get the trash cans without hitting your cars.

8) Pets: House-trained pets are allowed. There is a $85/pet fee. Your dogs must be on leash at ALL times when outside the house (except decks)! Do not let your pets go onto anyone else's property, including the vacant lot across the street. Please clean up your dog's poop EVERY TIME! A $1,000 deposit will be required if you are planning on bringing any dogs. This will be done via the Resolution Center. It will be returned in full upon check-out as long as there are no house rules violations or damage to the property.
9) Video Security: There is a security camera overlooking the parking area. It is above the front entry. It is on and always recording.

10) Check-in/Check-out: Check-in is 3pm and check-out is 11am. You can request check-in 1 hour early for $20 or 2 hours early for $45. You can also request check-out 1 hour early for $20 or 2 hours early for $45. If you have not requested early check-in and would like to get in, please call me. If you do not request late check-out and stay past your scheduled check-out, you will be charged according to the above.

11) Quiet Enjoyment: LESSOR covenants that on paying the rent and in performance of the covenants herein contained, the LESSEE shall peacefully and quietly have, hold and enjoy the PREMISES for the agreed term.

12) Toilets: Do NOT flush anything except toilet paper down the toilet. If you do, the sewage pump will get clogged and the whole house will start to stink. You will be charged $800 to have the pump cleaned out.

13Use of Premises: The PREMISES shall be used and occupied by the LESSEE exclusively as a private residence. No events are allowed at any time.

14) Upkeep of Premises: LESSEE shall keep and maintain the premises in a clean and sanitary condition at all times, and upon the termination of the tenancy shall surrender the PREMISES to LESSOR in as good condition as when received.

15) Repairs and Maintenance: LESSOR shall be responsible for all repairs and maintenance of the PREMISES not due to LESSEE’S misuse, water or neglect.

16) Damage to Premises: If the leased PREMISES, or any part thereof, becomes partially damaged by any casualty not due to LESSEE’S negligence or willful act, the PREMISES shall be promptly repaired by the LESSOR and there shall be an abatement of rent corresponding with the time during which, and to the extent to which the leased PREMISES have been untenantable or if such damage is to the extent wherein reasonable repair is not possible, this AGREEMENT shall end and the rent shall be prorated up to the time of the damage.

17) Condition of Premises: Subject to the LESSOR/LESSEE inspection, which shall occur prior to LESSEE’S commencement to tenancy, LESSEE stipulates that he/she has examined the leased PREMISES including the grounds and all buildings and improvements and that they are, at the time of this lease, in good order, repair and in a safe, clean tenantable condition.

18) ASSIGNMENT and Subletting: This AGREEMENT shall not be assigned or sublet without the prior written consent of the LESSOR. Any assignment or sublet of this AGREEMENT without prior written consent of the LESSOR shall cause this AGREEMENT to terminate.

19) Right of Inspection: During the term of the AGREEMENT, LESSOR shall have the right at reasonable times and with FOUR (4) hours prior notice. To enter the PREMISES for the purposes of inspecting, repairing, or improving the premises. LESSOR’S entrance into the PREMISES shall not constitute a disturbance of the LESSEE’S quiet enjoyment of said PREMISES.

20) Extensions of Lease: No extensions of the AGREEMENT shall be allowed without prior written agreement of the Parties.

21) Surrender of Premises: At the expiration of the Term, LESSEE shall quit and surrender the PREMISES in as good a state and condition as they were at the commencement of this AGREEMENT, reasonable use and were thereof, damage not the fault of the LESSEE and damages by the elements excepted.

The space
Very open design for fun gatherings, while there are still plenty of rooms to escape and relax. The kids will LOVE the 2 lofts to play and sleep. There are 2 upper decks and 2 lower ones.

You can also have over 12 daytime guests as long as you have no more than 4 cars and they do not stay overnight.

Primary bedroom on main floor with large bathroom and private deck. Also has workstation with (3) 27" high-res. monitors. 4 bedrooms downstairs. Two have Cal-king beds. One has a desk with (3) 27" monitors as well. Another has a queen bed. One bedroom has a loft bed with a slide and has a ball pit for kids. The first loft is a large game/toy room with a trundle bed and a leather futon. The other has a soft L-shaped sofa bed.

All 6 tv's are smart with Spectrum Select including live sports add-on, Netflix, Disney+, ESPN+, Hulu and more. There are board games, puzzles and books for all ages throughout the house.

We have a 220V/40A electric car charger in the parking area for fast and easy charging. There is also a whole-home NG generator with an ATS so you will never be without power during your stay, for any reason.

Guest access
Level parking area with 4 parking spots with a large entrance makes getting in and out easy. Property is not fenced. There is no on street parking allowed at any time.
Additional notes
Lake Arrowhead trail is now accessible to guests. The cost is $10/day/guest to get a wristband from the ALA office. Please let me know if you want this so I can add you to the list.

House-trained pets are allowed. There is a $85/pet fee. SB County leash law must be followed at all times. Dogs are never to be off-leash, except on the back decks. Keep all pets off any other properties, even if they look vacant or are empty lots.

There is a $22/person/day charge for over 5 guests.

Neighborhood overview
Wonderful, quiet neighborhood with very little traffic to be seen or heard. We care about our neighbors and want the most relaxing time to be enjoyed by you and them. Please respect everyone by being quiet and never trespassing on any other spaces while you visit.
Getting around
Lake Arrowhead beach and trail access at Burnt Mill Beach Club (with fee for card use) is a 10 minute walk or less than 5 minutes away by car.
Easy 5 minute drive or 15 minute walk to the Village to get shop, dine out or pick up groceries. Blue Jay is a 7 minute drive. Sky Park @ Santa's Village is only 10 minutes away! Along with great mountain biking and food, the kids will love the roller/inline skating rink, archery, shooting, hatchet throwing, zip-line, climbing wall, etc. Check out Heap's Peak Arboretum for a lovely walk in the woods. There are many beautiful hiking trails nearby as well. Lake Gregory is 15 min away and has a beautiful trail around the whole lake. It is 25 min. to Snow Valley and 45 min. to Big Bear. Check out Crest Park for some great adventures and sledding in the winter that is only 4 min. away.
